In preparing your house to sell, ask yourself if your house looks like someone else's dream house. Before you put your home on the market, take the time to look at it through the eyes of prospective buyers. They may be "turned-off" by flaws that you have learned to live with - flaws that are not expensive or time-consuming to correct. Houses in move-in condition tend to be inviting to buyers. Houses that are like new typically sell the fastest and sell for the best price.
De-Clutter Getting rid of clutter makes every room look larger and feel neater. If a house is cluttered, buyers have trouble imagining themselves living in it. By removing or storing things you don't need, you create a roomy, comfortable feeling that will be inviting to prospective buyers. Remember, when in doubt, throw it out, sell it, or give it away! Take those things to Goodwill that you'll have to discard anyway when you move. Organize your kitchen cabinets. Make your kitchen as BIG in appearance as possible. You should only have a maximum of two items on your counter tops. Maximize your counter top square footage and also cabinetry if possible. Too much furniture and too many knick-knacks make rooms look cluttered and small. One or two decorative items per surface are plenty, so pack the rest away. Rearrange or remove furniture to make your rooms look more spacious. Some sectional couches are better served in storage while the selling process is taking place. If you have some tough traffic areas where walking through is kind of tough, try moving around your furniture to maximize the space. Maybe you need to remove a chair, loveseat, or the huge T.V. set up that you have to free up a room's true potential. Get some boxes and go from room to room. If there is something there that isn't a necessity, pack it up. Go to your bookshelves and remove 1/2 of everything on them. Go through your entire house and you will be surprised how much "stuff" you can pack in advance.
Clean, Clean, Clean Repair
If there is anything in the house that is in need of repair, now is
the time to put those handyman skills of yours to work. Everything
from the loose cabinet handle to the leaky faucet needs to be
addressed. Repairs, both large and small, eliminate buyers'
objections before they arise. If you think something is too much
trouble to fix, chances are that buyers will, too. Buyers tend to
think that repairs will cost more than they actually do. They may
not realize that a dripping faucet may be easily corrected with a
part that costs less than a dollar.
Replace the carpet if it's worn.
Your house will shine with new carpets. If your carpets aren't that
old and are in decent shape you can just have them shampooed. If
they are torn or tattered, get them replaced. You will recoup the
cost of flooring in your main living spaces 99% of the time. Just
remember that potential buyers will find these little defects and
judge how you maintain a home by them.
Nail down creaking boards and stair treads. Lubricate any sticking
or squeaking doors. Be sure that sliding doors operate smoothly and
knobs on drawers are secure. Re-caulk tubs and showers.
A fresh coat of paint can do wonders to the look and feel of a
home.
A home with too much "personality" is harder to sell.

colors tend to brighten up a room and give it a larger feel. Bold
colors can be very pleasing to your eye, but will they
please the potential buyer?
Help the buyer to visualize the home as theirs. Patch cracks and
nail holes in the walls, and repaint walls in neutral colors, such
as white or ivory.
Neutralizing helps buyers picture their own things in your house and
see themselves living there. Neutral paint, decor and carpet create
a canvas for any lifestyle. Eliminating distracting colors and
accessories lets buyers concentrate on important factors such as the
room size and function.
