The holiday season is quickly
coming upon us. The Christmas
holiday is quickly coming, then its time to celebrate the New
Year...2010. Whew, where has time gone?
We want to take this time to extend our warmest wishes to you and
your loved ones. For those that are serving in our military
abroad and here in the USA, to protect the freedoms we so richly
enjoy, our deepest thanks, prayers and support go out to
all of you.
We continue our successful mission in helping people work thru
this tumultuous times we are in. Helping people achieve their
dreams. Helping people save money and helping people avoid
costly mistakes. People have counted on us for over 30 years
to meet or exceed their financial needs.
People put their trust in the
information we provide. It is an awesome responsibility
that is not taken lightly.
I realize that the destiny of those we serve are in our hands, and
that my friend is a sobering though. Each time I or one of
our colleagues meet with

- First Time Buyers, Extended to
6/30/2010
"It is
finally official. The homebuyers' tax credit has been extended to
April 30, 2010.
President Barack Obama
approved the extension as part of a $24 billion economic stimulus
bill signed Friday. The bill also includes an extension of
unemployment benefits to the longtime jobless and tax credits for
some businesses.
The housing tax credit portion of the bill extends the $8,000 tax
credit for home buyers who are purchasing their first home from the
current November 30 deadline and expands the program to offer a
credit of $6,500 to other homeowners who have lived in their current
home for at least five years and are seeking to relocate."

the beginning of this decade, Brevard County’s real estate market was dominated
by homes selling for less than $100,000.
The end of the decade is shaping up the same way.
In 2000, half of all residential properties in Brevard were sold for less than
$100,000 and in 2001, the figure was 42 percent, according to a FLORIDA TODAY
analysis of county property sales records.”

- Fannie Announces
Deed-For-Lease-Program
"On November 5, Fannie Mae announced its new
Deed-for-Lease Program (D4L) that allows eligible borrowers facing
foreclosure (or their tenants) to stay in their primary residences.
Under D4L, the borrower transfers ownership of the property to the
lender through a deed-in-lieu of foreclosure and the borrower (or
the tenant) signs a lease for up to 12 months. The program is
designed for borrowers who don't qualify for other workout
solutions, including modifications, or who do not meet their
obligations under the modification. The purpose of the program is to
minimize displacement of families and deterioration of neighborhoods
that often occurs when homes are left vacant. The rent may not
exceed 31 percent of the family's gross income. Fannie reserve the
right to market the property during the lease term and may sell it
to an investor subject to the lease."

guidelines and forms for its new
Home Affordable Foreclosure
Alternatives Program (HAFA).
HAFA is part of the Home
Affordable Modification Program
(HAMP). HAFA provides incentives
in connection with a short sale
or a deed-in-lieu of foreclosure
(DIL) used to avoid foreclosure
on a loan eligible for
modification under the HAMP
program. Servicers participating
in HAMP are also required to
comply with HAFA. A list of
servicers participating in HAMP
is available at
MakingHomeAffordable.gov."

owned or guaranteed by Fannie
